Objection to density of social housing at 675-681 Gladstone Road and 42 Mill Road
Kainga Ora propose to build 22 units for social housing for approximately 70 residents in 2 and 3 storey buildings on the above site which is less than 0.75 of an acre in area. (See images below.)
I, and local residents, have no objection to social housing and are sympathetic to the need in Gisborne but we do have concerns about the density and specifically the height of the buildings proposed. This area of Te Hapara is all one storey buildings so to have 2 storey, let alone the 3 storey proposed for the Gladstone Road frontage, will completely eradicate any privacy the neighbouring properties enjoy.
In addition, we have concerns regarding safety as this will provide a thoroughfare for vehicles within the immediate vicinity of Mill Road School. The number of cars which will appear on these roads will escalate as only 1 car parking space per unit has been allocated.
The width and position of the 3 storey building, along wth the lot sizes and the parking suggested, are all non complient with the district plan.
Finally, financially, home owners can expect the value of their property to decrease by up to 23%.
