Help Save Brigantine Tourism, Support Short Term Rentals

My wife & I have been coming to Brigantine for over 20 years for short term rentals. As senior citizens, on a fixed income with increasing expenses, we can’t afford long term rentals but we want to continue coming to the beautiful beach and wonderful community.

My wife and I own another property in the Poconos and have seen this type of harsh regulations drive away STR owners, STR renters and force small business to close.

Because I am a full time resident in Brigantine, the Proposed restrictions would severe ly inhibit ability to rent to existing clients in winter and summer, and the proposed restrictions do not address problems with properties that are rented on yearly basis.

John Spaltro (Brigantine , 2023-08-27)

Taxing STRs is not the solution and will impact the city’s vacation community

I am writing as a concerned property owner and short-term rental provider in Brigantine, NJ. While I understand the city's aim to address noise and disturbance incidents associated with short-term rentals, I would like to express my strong disapproval of the proposed plan to penalize or ban such rentals.

Short-term rentals contribute positively to the local economy and tourism, bringing visitors who support local businesses. Penalizing all rentals due to isolated incidents punishes responsible property owners like myself. Instead, I propose a collaborative approach involving stricter regulations and enforcement to ensure peaceful coexistence.

I am committed to maintaining the quality of life in Brigantine and am willing to work with the city to find balanced solutions. Banning or heavily penalizing short-term rentals would have far-reaching economic implications and may not effectively address the root causes of disturbances.

I urge you to consider alternative measures that safeguard both the rights of property owners and the tranquility of our community. Let's work together to enhance regulations, encourage responsible hosting, and create a harmonious environment for residents and visitors alike.

I’m an owner at 4540 West Brigantine Ave. I stay often in Brigantine but also rent to cover the expenses of ownership. My goal is to retire in Brigantine. I love the city and want the same things current residents want; a peaceful, family environment. I want to accomplish this in a way that does not punish all for the problems of a few and create additional unnecessary costs and bureaucracy.

Joseph Sorbello (Pilesgrove , 2023-08-28)

#213

I’m signing this petition to help prevent the short term rental committee from crushing tourism, destroying business. If they go forward with their proposal it could be disastrous for the city itself as majority of short term rental owners will stop renting and in turn bring in tourism that helps the city thrive. I’ll certainly stop renting if they go forward with their proposal.

Leonard Goldberg (Brigantine, 2023-08-28)

I rent my house next door through a realtor on a weekly basis during the summer months only. It is a small 3 bedroom house. These additional fees are too costly. Tourism would decline and local businesses would suffer.
I would not be in the position to rent the house to returning families in the future if these recommendations become a reality.

As a business owner and someone who LOVES Brigantine, this is ridiculous. Multiple families buy a secondary property bc they finally saved up enough money for a down payment and rely on being able to rent out the home to help pay for the mortgage. They still use the home and create wonderful memories with their family and friends but NEED that rental income.

#260

The city has no right to take 1% of a homeowner's rental income for absolutely no extra or additional services to be provided, or any actual value to be added. And I now need to pay $750 per year for the right to rent my own 3BR home out? What a disgraceful money grab

Paul Carson (Brigantine, 2023-08-30)

The proposed regulations have not been thought through. More time and collaboration is needed to reach a balanced solution. These owners deserve fairness. They are enabling wonderful families and groups to enjoy Briagantine and support our many wonderful businesses.

Laurie Devers (Brigantine , 2023-08-30)

#266

I love vacationing in Brigantine. I rent the upstairs of an owner-occupied duplex that was built over 40 years ago for precisely this purpose. The owners are wonderful ambassadors for the community and I go back year after year. I can't imagine that the city would want to do anything to discourage this kind of property use or the long tradition of Brigantine as a family vacation destination.

RICHARD DANIELS (Athens, 2023-08-30)

#267

Long time resident and long time (30 years) landlord. Impeccable record with or without STR in my properties. Owners have the responsibility to properly manage their rentals, and most do to protect their investment while enhancing tourist trade in our beautiful town.
Rules presently on the books, if properly enforced, seem to work well.
If there are a few offenders go after them rather than all of us. If you need to consider a maximum occupancy rule, propose that instead of unnecessary affecting all of us landlords, taxpayers and voters. Thank you for the opportunity to express my views

Rocco Guerrieri (Brigantine, 2023-08-31)

I have been vacationing in Brigantine for the past 13 years and my wife's family for over 30 years. It is a fantastic beach and very family friendly. Every year it gets harder to find an affordable rental to accommodate our growing family with pets. I would love to continue renting her for years to come and show my son why I fell in love with the island. If this petition is passed I am afraid that it would be extremely difficult to continue to vacation here.

Eugene Brown Jr (Bensalem, 2023-08-31)

#280

I own a duplex, which me and my family live in. I’d be greatly affected by these harsh requirements. My son is attending school and soccer the day of the meeting or I’d 100% be attending to support the petition.

I don’t agree with what the city of Brigantine is trying to do to short term rentals.

Maria Kirk (North Wildwood, 2023-09-01)

I bought a rundown property and rehabbed it. I use income from str to continue capital improvements. I live it the home many weeks out of the year and rent out a few weeks to maintain and continue improvements. My guests have been awesome and my neighbors are appreciative of the improvements I made. My guests add to the economy of Brigantine and haven't cost the city anything in resources other than inspections of my place.

My husband and I have owned several properties for over 34 years that we rent as STRs. These properties were built in the 1950s and over the course of our ownership we have upgraded and remodeled them, and strive to maintain them in excellent condition so that our guests may enjoy a great experience during their visit.

Many of our guests are families or groups of friends who have returned year after year to enjoy their annual get-away. If our properties were no longer available to these folks, obviously they would turn to some other location outside of Brigantine for their vacation plans. Every year we host new guests, some who have never been to our beautiful island, and because of the excellent accommodations we provide them they return again and again.

We are proud of the results of our hard work and want to continue being hosts. We oppose any restrictions that the city might impose on our ability to offer folks overnight and short term stays. Tighter restrictions would have adverse effects on Brigantine’s overall tourism, small businesses and restaurants.

#293

I believe short term rentals are good for the Brigantine economy and that there are other non-restrictive ways of making our community safe for all.

Carol Berman (Brigantine, 2023-09-01)

#294

I support the importance of STRs in Brigantine and believe they boost the islands economy dramatically and provide jobs and income for locals and businesses alike. Taxing them additionally would greatly hurt the availability of STRs and bring down the islands growing economy that can be easily tied to enhance tourism.

Samantha McDonald (Voorhees, 2023-09-01)

#295

I do not agree with the proposed changes by a Mayor who is against tourism

Jeffrey Beach (Chalfont, 2023-09-01)

#296

We rent out our beach home 8 weeks out of the year and this has allowed us to supplement our incomes, but it also plays a vital role in supporting local businesses, restaurants, churches and shops through the summer which is important to support this beautiful town. We are responsible landlords and take all measures to ensure safety and noise control to all our local full time neighbors.

#305

I’m an owner and having a short term rental allows opportunity for people who can take a full week or can’t afford to pay for a full week of vacation to still enjoy a safe a beautiful beach.
It also helps my family to pay for our second home that others can enjoy!

Susan McCully (Brigantine, 2023-09-01)

#306

Existing laws should be enforced to end the problems a tiny percentage of STRs are causing. Over-regulation and exorbitant fees will only hurt the STR owners who care about Brigantine, local businesses and their neighbors.

I own a second home in Brigantine. The proposed regulations will decrease property values and negatively impact second home owners and small businesses in Brigantine.

Diane Hoagland (Milltown , 2023-09-01)

#314

I have owned a rental property in Brigantine NJ for 22 years and have successfully rented to families through local realtors, private means, and VRBO and have never had a problem with renters. I have always followed the fire inspection rules, provide renters with do's and don'ts house rules and personally check after each renter departs. This STR agreement, as it now is proposed does not take in effect good owners but makes sweeping statements for the select few who should be penalized and rules enforced. Go after the bad actors and leave those owners who do the right thing alone!

This is blatant local government overreach.

Stephen McWillia (BRIGANTINE , 2023-09-01)

#319

I’ve owned my property in Brigantine since 1987. I only rent my property during the summer months and I never rent for less than one week. During this time I never had a complaint regarding the behavior of any of my tenants. If I did I would most certainly take care of the problem myself and not return the security deposit to them. I can assure you that it is in my best interest to make sure that my tenants follow all of the rules of my condominium and of the City of Brigantine. I believe the rules the City already has in place are sufficient to maintain a positive environment for all if they are fully ENFORCED. We all have a vested interest in making this happen.

Charles Weisberg (Brigantine , 2023-09-01)

#327

I have been going to Brigantine in the summer for 20 years. Whenever I walk down the streets - I often think how grateful I am for the private owners. The smaller homes that add to the charm of a shore town. Brigantine needs to keep if's charm. To tell the truth I walk down the street and I see those shore mansions and I become even more grateful for the smaller home owner. Please don't price people out of the charm of Brigantine.

Brigantine is one of NJ’s best shore towns! We all know the economic detriments that handcuffing STR’s would lead to. But restricting STRs also will significantly reduce the number of people who will visit the island and enjoy all that it has to offer

My daughter owns a home in Brigantine. She only rents to families that will care for the home as she does. They only rent in the summer to families and I feel that the recommended changes will hurt Brigantine as a family centered vacation spot, small businesses and property values.

Kathleen Simpson (Medford, 2023-09-03)

#366

I/we do not agree w/many of the recommended suggestions. Too restrictive-
not well thought out.

Seems like there is a wish to “kill” Brigantine as a “short season” vacation spot - not only for visitors - owners and what about business owners? Don’t make an island to
love, one to leave - whether due to too high fees or overbearing regulations.

Outlawing STRs destroys the Brigantine economy. Many families would not be able to generate enough rental income to afford mortgages, causing a rise in foreclosures and devaluation of all real estate in Brigtantine

Kristen Teefy (Abington, 2023-09-04)

#383

Short term rentals are so important to brigantine and enforcing exorbitant rules and regulations could eliminate many rental properties. Without short term rentals Brigantine would suffer.

Molly Castillo (Brigantine , 2023-09-04)

#385

This is an imposed HOA. My decision to buy a home not a condo was based on a laissez faire government not interference with my rental business .
I do not use the towns resources 42 weeks a year . I don’t except to pay the government a fee for making my home a cameo on of adorable while I dealt with 25 years of are slum lords and run down homes . Where is my refund ? Fee who has the cops appear instead .
